Sky’s the limit for housing

The 2018 Preliminary Draft Melbourne Airport Master Plan highlights changes to the Australian Noise Exposure Forecasts (ANEF’s), which have been significantly retracted on land in Diggers Rest compared to that of 2003.

It’s unclear whether land once off-limits for high density urban development in Diggers Rest will be primed to facilitate further subdivision if the Master Plan is approved.

Developers have previously sought to remove the constraints which prevent any residential development into lots of less than 2,000 square metres in area on land to the south of Diggers Rest.

At present, noise abatement procedures, especially at night, direct flights over the ‘green wedge’ areas to the north and west of the airport and over non-residential areas.

Future aircraft movements are expected to increase from around 55 movements per hour to almost 100 per hour.

In the past, Melbourne Airport and the State Government have strenuously rejected any proposal to increase the number of dwellings that could be accommodated on land surrounding Diggers Rest and risk increasing the number of people who could be potentially affected by aircraft noise.
